FACILITIES MAINTENANCE MANAGER

 

 This is a fantastic opportunity to join a well-established and forward-looking organisation, providing supported independent retirement living. 

We have five beautiful houses, providing self-contained en-suite flats for 89 older people, in and around the Bristol area, in addition to our head office in Clifton. 

We’re looking for a cheerful, multi-skilled, pro-active person to join our lovely, hard-working team.

 

ROLES AND RESPONSIBILITIES

  • General property maintenance
  • PAT testing
  • Dealing with residents’ repair and maintenance requests
  • Installation of specialist aids and adaptations for older people
  • Painting and decorating in vacated residents’ flats and communal areas of the houses
  • Ensuring all maintenance equipment is in good working order
  • Purchasing of specialist supplies required to undertake repairs and maintenance tasks
  • General maintenance of the minibus and work van, to ensure safety and best practice
  • Delivering all internal paperwork from the houses to the office and vice versa on a weekly basis
  • Maintaining heating systems in residents’ flats and communal areas
  • Maintaining automatic door closing systems as required
  • Small plumbing repairs (eg. unblocking of drains/loos/pump systems/replacing faulty shower units etc)
  • Small electrical repairs (eg. mending of light fittings/kitchen equipment)
  • Installing and tuning TVs for residents
  • Maintaining own diary of works and projects for immediate and longer-term attention
  • Moving of items of furniture and other effects as required
  • Attending all mandatory staff training
  • Acting as an effective ambassador for Abbeyfield at all times
  • Any other ad hoc tasks as required

 

ESSENTIAL REQUIREMENTS

  • Previous experience of facilities maintenance
  • Kind, cheerful and respectful manner in dealing with older people
  • Awareness of the sensitivities when dealing with and working for older people
  • Pro-active, ‘can-do’ attitude to tasks and projects
  • Effective time management
  • Ability to manage an on-going programme of planned maintenance for all houses, in conjunction with the Chief Executive and the Property Manager
  • Ability to work in a team and on your own initiative
  • Reliability and responsibility, with a flexible attitude to work
  • Health and Safety awareness in using power tools, chemicals etc
  • Excellent communication skills in dealing with staff and residents
  • Tidy and meticulous approach to working, with excellent attention to detail
  • Full, clean driving licence, and a safe driving manner

 

REMUNERATION

  • £12.17 per hour

 

HOURS OF WORK

  • Generally 35 hours per week (core hours to be agreed, Monday to Friday) with very occasional out-of-hours work

 

START DATE

  • January 2019, with a handover period (to be agreed) in December 2018

 

HOLIDAYS

  • 28 days per annum, including bank holidays
